How This Range Was Calculated

Important Context on This Range

The middle number is a rough retail listing estimate — roughly what a home like yours might list for when it’s marketed to a buyer who has financing lined up. That kind of sale can take months.

Many used mobile homes sell to dealers or cash buyers instead of to retail buyers, because financing for older mobile homes can be hard for buyers to get. Those prices are usually lower than retail — sometimes a lot lower — but the trade-off is no repairs, no listing fees and a faster, simpler sale.

The real value of your home depends on things this calculator can’t see, so treat this range as a starting point, not a final number.

How the Calculator Estimates Value

  • Size — width and length give the square footage, which is multiplied by a rough new-home cost per square foot.
  • Age — that new value is reduced for age, faster in the first few years and more slowly after that, down to a floor.
  • Condition and features — your condition rating, manufacturer, roof and heating/cooling choices nudge the number up or down.
  • The range — the middle figure is the estimate; the low and high figures show a quick-sale and a best-case price around it.

Every step is shown in the “How This Range Was Calculated” box after you calculate, so you can see what moved your number.

What This Calculator Doesn’t Know About Your Home

The range above only uses the details you entered. A real price also depends on:

  • Where the home sits — on your own land, or in a park with lot rent and park approval rules for the next owner.
  • Whether it can stay put — a home that has to be moved is worth less to most buyers because of moving and setup costs.
  • Title and paperwork — a clean title in your name makes a sale much easier.
  • Your local market — what similar homes nearby have actually sold for.
  • Specific problems — soft floors, water damage, wiring, plumbing or skirting issues that only show up in person.

Calculator Questions

Is this mobile home value calculator free?

Yes. There’s no signup and no email required, and nothing you enter leaves your browser.

How accurate is a mobile home value estimator?

It’s a rough range, not a price. It can’t see the home’s real condition, where it sits, lot rent, title or local sales. For a formal number, use a mobile home appraisal.

Is this the same as a NADA or Kelley Blue Book value?

No. Kelley Blue Book doesn’t publish mobile home values, and this calculator isn’t the J.D. Power (formerly NADA) guide. It’s a simple estimate built from size, age and condition.

Does it work for double-wides?

Yes. Choose single-wide or double-wide for the width, then enter the overall length of the home.

Want a Real Number?

This calculator gives a rough range. If you’re thinking about selling, I can look at your actual home and make you a real cash offer — no obligation, and you don’t have to fix anything first.

Disclaimer: This calculator gives an informational ballpark based on general depreciation patterns, manufacturer trends and market observations. It is not a formal appraisal and not an offer. For insurance claims, divorce proceedings, estate valuations, tax appeals or lender collateral, consult a licensed appraiser or a formal valuation service such as J.D. Power (formerly NADA) manufactured home value reports or Datacomp. Actual sale price depends on local market conditions, buyer financing and specific home features this tool doesn’t capture.
